But this particular stunt created a domino effect resulting in a $25,000 fine served by our car condo community's HOA. The HOA's refusal to come up with a reasonable solution in the subsequent lawsuit that I'm filing and my decision to sell my fan-favorite Bugatti Chiron SS and my dream $7 million Florida lake home all to build my $70 million project of retribution. Today, I'm going to share with you guys my $70 million dream project. It's a plan that's moving at a lightning-fast pace and it's had its fair share of drama along the way. This is way bigger than just cars, and frankly, I refuse to put up with petty childishness anymore. Also, I only get one chance to turn this dream into a reality.

I've owned a unit at Irongate Motor Condos for over six years. My first condo was an amazing three-story car home with a full kitchen, living area, and entertaining area. My second car condo we'll talk about in just a bit. From the outside, everything seemed great. But for all of this to make sense, we have to go back to where the Hamilton collection all started. I sold that first car condo to obtain an even bigger unit, which would adequately support the YouTube channel and my ever-growing collection of cars. Even though the second didn't have a kitchen and a living area, this new unit was built to be a literal dream garage. Through the years, we've added some F1 cars, a projector screen, a hangout loft area, merch section, office space, a gym, ping pong table, a bunch of crazy decorations, an amazing wall of fan mail, and more. We've hosted amazing events here over the years and made great memories. One of the events was actually even for the HOA at no expense to them. But the reality of the situation wasn't as it seemed. Then we started getting texts and messages about petty inconveniences around the community. Finally, we were asked to spend over $30,000 to merge our association with the other existing association within the community, something that we just didn't think benefited us in any way and was an unnecessary expense, and we voted against it. And then with all of that tension built, the balloon was about to pop into the most obvious petty jab I've experienced from them because this happened. And it made the teeny weeny meanies irate. Our general opinion is that it absolutely was not an unsafe stunt. I mean, Frankie is a trained professional and a very talented stuntman. And obviously because this stunt was performed in a professional setting and he practiced for six whole hours. All property and people were, of course, safe. I had hoped that this would be the end of the friction but then they took a bold step forward, hitting me with a whopping $25,000 fine. Now I was irate. I don't think that they had ever fined anybody within the community anything even close to this amount in the 12 plus years that it's existed.

potentially drop them, something that hasn't happened in over 4 months since the video dropped. It's also an ironic concern because there are people that constantly jack up their cars and do risky repairs in their parking lot. They host huge card shows where the cars are

weaving in and out between hordes of people and children. Heck, there are even drinking events in this community that is car centric. The list is endless. So, taking into account how personal and illogical this fine was, I lawyered up and fought them. Frankly, I

don't care if I have to spend $100,000 to prove a $25,000 point. The lawyer and I pitched our case and held a hearing with Frankie's help. The HOA responded weeks later and came back with a reduced fine, but with a diabolical catch, an

absolutely absurd set of strings attached. On the surface, it didn't seem bad. that I'd pay $5,000 plus their attorney fees of around $2,500. But here's where the whole offer falls apart. [music] They claim I could be on the hook for hundreds of thousands of

dollars in lost revenue that might ultimately derive from the stunt. This assumes that if they lose their insurance because of the stunt, then they won't be able to host their for-profit car shows, and they will expect me to pay for all the potential

revenue they claim that they could have made from these canceled shows for who knows how many years. I'm worried because what happens if their insurance cancels on them for any other reason? Am I on the hook for all of that revenue?

Total BS. The kicker. They also told me that I couldn't film outside of my own unit anymore. A restriction that seems would only apply to the Hamilton collection. Teeny weeny meanies. This is not about the money anymore. So now I'm

suing them and we'll see them in court in no time. All of this left a really bad taste in my mouth. But it wasn't all gloom. I noticed an opportunity overlapping with a longtime dream of mine. I always loved the concept of what

Irongate could have and should have been. a place for the car community to come together and enjoy their vehicles and each other without being compromised by ego-hungry overlords. Just like starting a new business, the true goal to success is either creating something

never before seen or used, or in this case, vastly improving upon an existing concept. And this all times perfectly because I've been planning my near future exit from Illinois to Florida.

This is where everything comes together. There's a huge gap in Central Florida when it comes to car condo [music] concepts like Iron Gate. The closest is nearly an hour from my home in Florida.

Land is too scarce or unusable. Costs to develop are too high. Many other hurdles exist. [music] And in a bit, I'll show you exactly how I'm overcoming these obstacles and how I've created a very unique motor condo concept sure to take

Central Florida by storm. And while we're at it, let me show you the new home my wife and I are designing in Florida. [music] I know it's a bit insane, and I know for damn sure that my 16-year-old cashstrap self would never

expected [music] to be blessed with something like this much over the top. Let me know what y'all think about it in the comments. Back to the Florida car condo project and my journey on what would ultimately be a $70 million

project of retribution and passion. [music] And it has had no shortage of issues along the way. A big enough land plot in an ideal location could run me well over $20 million. So before I can go buy property, I need cash. Sadly,

that means that I had to sell some of my favorite assets. This is my $7 million Florida dream home. A home where we made so many memories, had so many great people staying here. A home that I will

dearly miss to be able to fund my dream project. And this is my Bugatti Chiron SS. A car that Tommy and I spent 40 plus hours specking, [music] made a lot of amazing memories in. drove it, loved it,

and are also forced to sell this to make that dream become a reality. Now that I have a comfortable amount of capital to [music] play with, it's time to go hunt for properties. We are beginning our journey to hunt for properties for the

[music] future car condo community that I'm doing. And I have learned that the best way, and this was news for all y'all, best way to go find a property is to just drive around. There are often times land plots, even homes that just

don't show up on the MLS or listed anywhere. And I'm saving kind of the best for first, to be honest with you.

This one is 5 minutes from my home. So, come on, Tommy. Let's go take a look.

So, the goal is to stay within like 15 minutes of my house because if I have to drive more than 15 minutes to go pick up one of my cars, then it's just [music] not worth it. And there's a bunch of

wealth and cool car collections right around our community and communities just north of it. They don't want to have to drive super far to go get their nice car for the weekend. This sign looks ancient, Tommy. It is a little bit

of lakefront. That would be insane to have like balconies overhanging the lake. So, this land's really nice, actually. This is so close to your neighborhood and it's right next to like good road access.

Yeah. All right. I'll have to make a call. Well, I think my favorite thing about this one is it's pretty much turn key.

We can just hop in. Cars are ready to go. Throw them right there. The Apollo should fit right in there. The most difficult thing in Florida is actually to find developable land. There's so much marsh and swamp here. So, it's

possible that half or more than that of this land is completely undevelopable. And there's just so little land available. I think we maybe have six different properties that we're looking at. And that is that is it unless we

find something else along the way. I actually did quite a bit more research into this land plot and found it wasn't suitable. I had several calls with the landowner and invested money into a survey and wetland investigation [music]

only to find out that one acre of the 12 acres was realistically developable. We continued searching for another few hours, but nothing seemed promising [music] enough. The land was either too swampy, not big enough, not near a road,

in an incompatible shape, or too embedded in a residential community. This is our last property of the day. It is on kind of the north side of Windermir. It's actually conveniently located next to maybe this one might actually be the closest to some of the

most affluent communities, but it is in a different city. It's in Okoi. I don't think that matters. I think Okco is still a great city. And so there's a for sale sign. It's this whole corner here.

This is really nice. And then also this, it's two properties. That's this is a great corner.

Oh, it's on Windermir. It's just off of Windmir Road, too, which is super cool.

Maybe loop around this, Henry. Oh, that's like all It's right by the highway. A bunch of brand new developments. Those are nice high-end developments. It's crazy. It's the last one, and I wouldn't have expected much out of it, but it's actually a really

great area. So, this road is a shared road for the right parcel. I think it's this land back here, and then the huge land plot there. This one's walk worthy.

Not all the other ones were, but this one is. This is part of it. This is a smaller parcel.

Okay. Okay. So, this one's like $3 million. I'm not even kidding you. It's actually crazy expensive. The one that we'll walk next is $5 million. Wow.

So, this would be $8 million for 14 acres, which is about what we need to develop what we want. So, the the land is right.

Seems like it's a good area for this. Let's go. What is it, bro? That's a sign. That's a sign.

This right property is actually zoned like retirement community and it's attached to a retirement area. The next one is just a zone industrial. So huge step of the process in developing anything is talking with the city, pitching your case, showing them your

vision. We would have to see if the amazing people at OKOE would do that for us because I truly think what we're bringing to the community is amazing.

Obviously, you'd want to create separation between this, but that's easy with landscaping. This lot is great, but the other lot looks like the money lot.

Yeah, it goes all the way to the highways right there. Although this this parcel is I don't think it's for sale. I think we have to look into that. I mean that that's the part about driving and seeing this. Like I saw that parcel but

obviously not developed but it's open. It's not developed. So it's we'll have to look up who owns it. You can do like a property search.

It doesn't look as marshy as the last one. It's nice that they developed something next door so you know that the land is more likely to be usable.

Yeah. Oh yeah. I It's like 12 minutes. That's as far as I can from your house. This is crazy.

Yeah. I think we found our property, Thomas. We got to try to buy it.

That's the challenge. We got to inspect all the property, make sure that it's developable. We have to find who owns this, talk them into selling, try to lock both of them up under contract once we do that, and then try to get city

approval. However, city approval takes forever. So, you usually have to gamble and just go spend millions and millions of dollars and hope that it can be done.

Do you think this mattress is part of the deal? Yeah, we'll make sure they throw that in. And then there was a Gatorade bottle that we'll need as well.

Oh yeah, I saw that. Yeah, over there. Okay. No, this is actually awesome. This is really cool.

Let's get to work. This is actually really cool. It's beautiful. We were very impressed with this lot. It seemed to check all the boxes. The more time Tommy and I spent walking the property, the more we realized that it was absolutely perfect

for the project. [music] We were stoked. And now that we had the perfect piece of land, we needed to find the perfect lawyer for the job. [music] That's when I remembered Lou. You cannot make this man up. He's helped me close on five

different properties in Florida and never seems to disappoint. In some inexplicably weird way, he's like a legitimate version of Saul Goodman.

[music] I first met Steve almost 9 years ago on a real estate transaction where he was purchasing a piece of property. The most recent transactions for Steve were kind of complicated because we were dealing with two parcels. one that had some

complications involving bankruptcy that got even more complicated because one of the bankruptcies was in Canada and the other involved a party who didn't really want to sell the land but discovered after the fact that there was actually a

for sale sign sitting on the property from 5 years ago that they had completely forgotten about and there was an additional complexity because there were cows on the property and they were fighting for an agricultural exemption.

We were challenged in this case by the fact that our borrower, Steve, our client, was going to be in Denmark at the time of our closing. And this is more complicated than you would think when you have a loan involved.

Turns out it worked out very well, but it required a lot of advanced planning and it was a good deal more complicated than we usually deal with.

build it for you." And then we hit it off after that. We plan on making this the best community possible in the nation in regards to design, the logic, the social, everything inclusive.

[singing] When I went into development 31 years ago, I said to myself, I wasn't going to be the biggest, but I'd be the best at what we were doing. I'm not trying to preach a sermon on this video, but God

Now that we've assembled the dream team, we need a clear vision to prove that this project will be successful. First, we needed a name. That part was simple.

With Tommy and Jim's help, we landed on Windmir [music] Reserve Motor Condos. After all, it's just off of Windmir Road. Next up was the design and exterior of the buildings themselves.

The overwhelming majority of car condo communities look absolutely tired, ugly, or abysmal. Jim and I have built a lot of homes, so we took bits and pieces of what we know and created some edgy and modern designs that will blend well in

Florida. [music] Even a few small things like adding a balcony goes a long way to the functionality and aesthetics for a building. Now, we needed to nail down the interior of the condos, [music] and that's where Irongate actually did a

pretty good job. I loved my initial car condo, so the goal was to take elements from that, but to make the space look even more sleek, fresh, and usable. Then comes landscaping. This [music] is what can really differentiate a community. We

needed a bold entrance and excellent vegetation. We also needed to connect one property to the other, so [music] we created a really neat boardwalk and a beautifully landscaped drive. I've never seen any car condo community bring something [music] this close to nature

before. But the most important element of building an amazing community is the people within. The goal and motto of this community and the people we seek is to mirror that [music] of the Hamilton collection, to share our cars with the
