It is meant for checking whether site developers are providing roads, streetlights, water tanks, drainage, etc.

But important documents like patta, permanent documents, FMB, EC, etc., are not verified by DTCP.

That responsibility is yours.

If a layout has DTCP approval, some people think the land value will automatically appreciate.

But there is no guarantee.

If the land you buy is in a flood zone, weak soil area, low-demand location, DTCP approval doesn't matter.

Some low-quality builders use the term "DTCP Approved" just for marketing; they may not actually provide proper roads, street lights, drainage, etc.
